Wet drywall: repair or replace?
Does wet drywall need to be replaced? Sometimes. Clean water caught and dried within about 24β48 hours can often stay; drywall soaked by dirty water, wet longer than two days, or sagging and crumbling comes out. The two questions that decide it are how clean was the water and how long was it wet β not how the wall looks once the surface feels dry.
First, give the water a category
Every water loss gets an IICRC S500 (IICRC S500) category, and for drywall the category is the whole decision:
- Category 1 β clean water (a burst supply pipe, an overflowing sink of tap water). Drywall can often be dried in place if you start within 24β48 hours and a meter confirms it dried through.
- Category 2 β gray water (washing-machine or dishwasher discharge, a toilet overflow with no solids). The paper face and cavity are contaminated; saturated board is usually removed rather than dried.
- Category 3 β black water (sewage, a sewer backup, or outside floodwater). Soaked drywall is removed, not dried or disinfected in place β it is porous and contaminated through.
Category also climbs with time: clean water left sitting degrades to gray, then black, so a βcleanβ leak you found three days later is no longer a dry-in-place job. If you are unsure which category you have, walk your source through the claim estimator.
The flood cut: why you cut above the waterline
Paper-faced gypsum draws water upward like a wick, so the wet zone is always higher than the water mark you can see. When board has to come out, cut a hand's-width above the highest visible waterline β commonly 12 to 24 inches β which FEMA calls the flood cut (FEMA P-312, Homeowner's Guide). Below the cut line, the board and any wet cavity insulation come out; above it, the wall usually stays. Pull soaked batt insulation regardless β it holds water and does not dry in place, and drying the framing behind an open wall is far faster than trying to dry a closed one.

Drying it right β and the 24β48-hour clock
If the water was clean and you caught it fast, open the wall to air: pull the baseboard, drill or cut weep holes low if the cavity is wet, pull wet insulation, and run air movers and a dehumidifier until a moisture meter β not your hand β reads the board, framing and cavity dry. Mold can establish within 24β48 hours (EPA) on damp gypsum, so airflow inside the first day is the difference between a drying bill and a drying-plus-remediation bill. Renting, or in a condo?
If you rent, the wall itself is the landlord's to repair β report wet drywall in writing immediately so the drying clock starts on record; your renter's policy covers your belongings, not the structure. In a condo, the unit-owner's HO-6 policy typically covers finishes inside the walls while the association's master policy covers the building shell β so who fixes the drywall depends on where the water started and your association's bylaws. It follows the standard water rules: a sudden, accidental source (a pipe that burst, a storm that drove water in through damaged roofing) is generally covered by homeowners; a slow leak that rotted the wall over months, or rising floodwater with no flood policy, generally is not.
