A pinless meter scans a wall or floor fast, without leaving holes, to find where the damp is; a pin meter reads one exact spot and reaches corners and behind trim. For most homeowners drying a room after a leak, an inexpensive pinless meter — or a combo meter with both modes — is enough. Buy by the specs, not the brand, and always read the wet area against a matching spot that never got wet, not against a number from an article.

Before you probe anything in a space that held water: confirm the home's power is off before entering or reaching into an area that flooded — outlets and appliances sit in the wet zone, and if the panel or meter is in the water that is a call to the utility to cut power at the meter, not a wade-in. A moisture meter is a drying tool, not a sanitising one: if the water was sewage or outside floodwater it is Category 3 “black water” (grossly contaminated under the IICRC S500 standard (IICRC S500)), and the porous soaked materials come out and the space is cleaned regardless of what a meter reads. And where mold already covers more than about 10 square feet, or the loss is large or structural, that's a professional remediation (EPA (EPA)) — a meter helps you confirm drying inside the DIY-safe zone; it never moves that line.

What each meter actually measures

Both tools estimate how much water is in a material, but they sense it differently. A pin meter pushes two metal probe tips into the surface and measures the electrical resistance between them: wetter material conducts better, so the meter reads higher. That gives you a reading at one spot and at the depth the pins reach, and it leaves two small pinholes. A pinless meter rests a flat sensor plate on the surface and reads a radio-frequency (RF) field — the signal the plate uses to sense moisture below the surface — that penetrates a roughly fixed depth beneath the whole plate. That scans an area quickly without breaking the surface, but it can't tell you exactly how deep the moisture is, and metal, foil-backed insulation or embedded fasteners under the plate can throw the reading off.

Two terms show up on the display and in the manual. Moisture content (%MC) is the weight of water in wood as a percentage of the dry wood — the meaningful figure in bare wood, if the meter is set for the right species. Wood moisture equivalent (WME) is a scale that translates a reading taken on a non-wood material into the equivalent wood reading, so a number on drywall or plaster is only ever a relative indicator, not a true moisture percentage. Many budget meters simply show a relative/reference scale (a low-to-high number with no unit) — which is fine, because the way you actually use any of them is by comparison, below.

How to actually read it: against a dry reference, not a number

This is the part that matters more than which meter you buy. There is no single “dry number” that fits every material and meter, and anyone who hands you one is guessing. The reliable method — the one restoration crews use — is a reference reading, called the dry standard: take a reading on the same material somewhere it never got wet — an interior wall, a closet, an upstairs board — and keep drying the affected area until it reads the same. Who this doesn't fit

If you rent, drying the structure is the landlord's job — report the leak in writing so the clock is on record rather than buying tools yourself; your renter's policy covers your belongings, not the building (Insurance Information Institute (III)). In a condo, the association's master policy usually covers the building shell while your HO-6 covers inside the walls, so confirm who owns the drying job before you spend.
