Water-damaged hardwood floors: dry, sand, or replace?
Can a wet hardwood floor be saved? Often β but only if you dry it first. Dry the floor slowly and completely, let cupping flatten, then decide; never sand a damp floor flat, or it dries, shrinks, and crowns for good. The two questions that decide it are how clean was the water and how long was it wet β not how the surface looks the day after.
Before you step onto a still-wet floor: if water is standing and could be touching an outlet, an extension cord, a plugged-in appliance, or a wet electrical panel, stay off it and cut power to that area first β or have the utility do it. First, give the water a category
Every water loss gets an IICRC S500 (IICRC S500) category, and for wood the category decides whether drying is even worth trying:
- Category 1 β clean water (a burst supply pipe, an overflowing tub of tap water). The best case: dry it in place and most floors can be saved and refinished.
- Category 2 β gray water (dishwasher or washing-machine discharge, a clean-side toilet overflow). Contaminated, not just wet; boards and the pad below often come up.
- Category 3 β black water (sewage, a sewer backup, or rising outside floodwater). Soaked wood and the subfloor beneath it are removed, not dried or disinfected in place β porous and contaminated through.

Read the shape: cupping, crowning, or buckling
Wood is organic and reacts to moisture β it gains moisture and swells, loses moisture and shrinks (NWFA). That single fact explains every shape a damaged floor takes, and each shape points to a different fix:
- Cupping (edges high, center low) β the underside took on more water than the top and swelled. This is the hopeful shape: dry the floor gradually and cupping often relaxes back toward flat, leaving only a refinish.
- Crowning (center high, edges low) β usually the sign a cupped floor was sanded or force-dried before it was truly dry. Much harder to reverse; re-dry to a stable moisture content before anyone touches it with a sander.
- Buckling (boards lifted clear off the subfloor) β the wood lost its grip after heavy saturation. Buckled sections are replaced, not dried flat.
Save or replace β the decision table
Before anyone sands: how old is the house? Finishes and paint in homes built before 1978 can contain lead, and the black mastic or old sheet vinyl sometimes found under wood floors can contain asbestos. Sanding or scraping either releases dust you cannot see and should not breathe, so on an older floor the material gets tested first, or the work goes to a contractor certified under the EPA's Renovation, Repair and Painting rule. The recurring trap is tier-skipping: sanding or refinishing over a floor that still reads wet on a meter. Wood keeps moving until it reaches its normal moisture content, so βlooks dryβ is not the test β a moisture meter is.
Dry it right β and the 24β48-hour clock
If the water was clean and you caught it fast, get the standing water up, then move air across the floor and pull humidity out of the room with a dehumidifier. Lift a threshold or floor-vent cover so air can reach the underside, and dry gradually β blasting heat at a cupped floor cracks it. Keep going until a moisture meter reads the boards, and ideally the subfloor, back to normal. Mold can start on damp materials that aren't dried within 24β48 hours (EPA), so airflow inside the first day is what keeps a drying bill from becoming a drying-plus-remediation bill. Renting, or in a condo?
If you rent, the floor is the landlord's to repair β report the water in writing immediately so the drying clock starts on record; your renter's policy covers your belongings, not the structure. In a condo, the unit-owner's HO-6 policy typically covers finishes like flooring inside your walls while the association's master policy covers the building shell β so who pays for the floor depends on where the water started and your association's bylaws. What is cupping, and will it go away?
Cupping is when each board's edges sit higher than its center, because the underside of the wood absorbed more water than the top and swelled (NWFA). If the water was clean and you dry the floor gradually and completely, mild cupping commonly relaxes back toward flat over weeks β do not rush it with heat, which can crack the boards. Crowning is the opposite (center high); it usually means the floor was sanded or dried unevenly before it was fully dry, and it is much harder to reverse. Does homeowners insurance cover water-damaged hardwood floors?
It follows the standard water rules. A sudden, accidental source β a pipe that burst, an appliance line that let go β is generally covered by homeowners insurance (III); a slow leak that warped the floor over months, or rising outside floodwater with no separate flood policy, generally is not. Photograph the floor and the source before you dry or pull anything, because the boards you remove are also your claim evidence.
